Invest In Bulgaria Ski Resorts Bansko
Bulgarian ski resorts attract more overseas property investors.
Bulgarian ski resorts are now a serious alternative to France, Switzerland or Austria for U.K. investors looking to buy investment property abroad. There has been a 40 per cent increase in enquiries for investment property abroad in Bulgarian ski resorts since September 2005, as overseas property investors seek to capitalise while prices remain low. Exclusive resorts such as Aspen Golf in Bansko offer affordable Ski property and strong long- term investment potential, according to investment property experts, with an off-plan studio or one-bedroom apartment start from €50,000 (£35,000).
Over 30 per cent more UK holidaymakers visited Bulgaria in 2005, leading to an influx of travel companies with a majority of them offering guaranteed rental schemes. Couple that with a number of no thrills airlines looking to open up more direct routes to Bulgaria, this can only add to the long term growth of property investment.
Rental yields through guaranteed schemes are about nine per cent, while property investors letting independently are achieving yields of about 12 per cent.
However there are risks involved with buying Bulgarian property. Although Bulgaria is quickly establishing itself as a more mainstream destination it still remains an emerging market. The resale market is not as well established as other countries due to Bulgaria's status as an emerging economy, and the large number of new developments being continuously released.
Overseas property investors have to decide whether they are prepared to take the risks associated with a new destination in an immature market such as Bulgaria, or a more established low-risk destination such as Spain which is more expensive to invest in, therefore offering lower returns short term .
With Bulgaria's EU membership looking imminent, it appears that many investors believe it is a risk definitely worth taking.
A typical 2 bed Spanish investment property in Almerimar - Costa Almeria – Spain will cost aprox 105,000 euros compared to 50,000 euros for an apartment on the Ski slopes of Bansko in Bulgaria.
"Bansko Property" what's all the fuzz about?
Bansko property is located at the foot of the Pirin National Park,which is listed in the World Register of Natural Heritage. A stunning mountain resort with a short hot summer and long mild winter. Snow falls are abundant, up to 2 m thick. The region is famous for its cuisine and folklore and offers various entertainment opportunities. Bansko is easy to travel to even in winter conditions. The distance to Sofia Airport is 160 km which will take approx 2 hours by car.

Bansko is the the best developed ski resort in Bulgaria. The skiing conditions are excellent. The slopes offer runs and tracks from beginners to experts, and the ski runs are maintained in very
good condition. The two major ski regions of Bansko are the lower one called Chalin Valog which which is 1,100 - 1,600 m and the higher one Shiligarnika which is 1,700 - 2,500 m . They are are located above the town, on the northern slopes of the Pirin Mountains.The total track length is 75 km with plans to expand this to 95 km by 2006. A gondola lift provides convenient access from the town to the ski slopes, a further lift is planned for 2006/07 season. Bansko is applying for the 2014 Winter Olympics. Just think off the investment potential for a Bansko property if it manages to achieve this.
Bansko property summer activities
Bansko is a great place to visit from May through to October. The Pirin National Park combines breath-taking views with excellent opportunities for hiking and sightseeing, including lakes,caves and some amazing historical sights. Bansko is famous for its healing mineral water springs, providing opportunities to really wind down and have a stress free break full of rest and relaxation. Bansko is famous for its artistically decorated houses, museums and the Bansko School of Art. A very interesting site is the Holy Trinity Church, with its clock and bell-tower as well as splendid murals and woodcarvings. Every August Bansko hosts the National Jazz Fest. Museum houses and collections, souvenir shops and romantic holiday residences, hotels and taverns complement the traditional atmosphere of this splendid Bulgarian hotspot.
